We're Hiring – Real Estate Data & Investment Analyst

The Grand Capital is seeking a Data & Investment Analyst with a strong passion for real estate, market research, and financial modeling. This role focuses on analyzing property data, identifying new investment opportunities, and supporting acquisition decisions across our expanding portfolio of residential and commercial properties.

Schedule:
Full-time | Monday–Friday, 9:00 AM–6:00 PM (Eastern Time) | On-call for emergencies
Responsibilities:
- Research, analyze, and underwrite potential real estate investments across multiple markets.
- Collect and interpret property, demographic, and economic data to identify undervalued or high-growth opportunities.
- Conduct financial modeling, including cash flow projections, cap rate analysis, IRR calculations, and sensitivity testing.
- Build and maintain detailed property pro formas and investment summaries for review during acquisition.
- Monitor local market trends, rental rates, sales comps, and zoning data to support strategic decision-making.
- Evaluate renovation or repositioning opportunities by assessing cost-benefit scenarios and ROI projections.
- Collaborate with the acquisitions and asset management teams to prepare investment presentations and due diligence reports.
- Maintain internal databases and dashboards tracking portfolio performance, market data, and pipeline metrics.
Qualifications:
- Bachelor's degree in Real Estate, Finance, Economics, Data Analytics, or related field.
- 2+ years of experience in real estate investment analysis, acquisitions, or market research.
- Proficiency in Excel, Power BI, or Google Sheets (financial modeling experience required).
- Strong understanding of real estate valuation metrics (NOI, Cap Rate, IRR, DSCR, etc.).
- Excellent analytical, organizational, and presentation skills.
- Ability to interpret data and provide actionable insights to drive investment strategy.
- Fluency in English C1 or C2 (spoken and written) is required.
Preferred:
- Preferred Experience using real estate databases such as CoStar, Crexi, LoopNet, or MLS.
- Preferred Familiarity with property management systems and market analysis tools (e.g., Yardi, AppFolio, REIS, or ARGUS).
